Study

To find out if solar farms impact property value, a property impact study was commissioned. Independent third-party research firm CohnReznick did a thorough and honest evaluation of many properties across the USA which are nearby to a large-scale solar project. It was important to find large-scale solar farms with desirable properties at a reasonable market value nearby, as some solar farms are built far away from desirable investment areas. CohnReznick sourced six locations, one each in Honolulu, HI, San Francisco, CA, Marion County, IN, Chisago County, MN, and two in Long Island, NY. The key findings of the study showed that there was no significant impact in either Group 1 or Group 2, during construction, or after the solar farms were built. In some cases, Group 1 homes near the solar farm were worth more, and in some cases, they were worth less. However, it never exceeded a 2% difference in either group. With this key data in hand, it’s safe to say that new solar farms and large-scale solar projects can safely be built without impacting the value of nearby properties.
